Consulting for projects that do not work with numbers, but with people.

Service Urbanism

We design an ecosystem of services (bakery, coworking, workshops, shops) directly into the public space – with respect for the individual needs of people and the place. We define the ideal set of services, facilitate meetings between operators and the community, and then guide the process for several years before the place begins to breathe on its own.

Revitalization of brownfields

Transformation of neglected places into a lively city district with a strong identity. We are turning the factory into a co-living and cultural center, the station into a wellbeing hub and coworking. We are currently working on brownfields in the Central Bohemian Region in cooperation with MASK (Local Action Groups).

Community concepts

Involving people in the creation of the place. The best projects are not created at the town hall, but during a discussion with neighbors – over coffee, at a workshop, during a walk. We teach developers and mayors to do participation, which is not a formality, but a basis. We set up community communication tools and can facilitate their long-term functioning.

Service design

Integrate services, operations and everyday needs directly into the project design. We know from 25 years in hospitality: a beautiful space without a functioning café, a safe playground and common areas is a dead space. Let’s give it life together – from the first coffee to the evening meeting by the fire.

How we work

1. Behavioral and territorial survey

Analysis of data, location, surroundings and future potential. From all corners of the world – we are looking for what the place needs.

2. Community - participation

We get to know the needs of residents, stakeholders and people who live or work in the area. We organize workshops, pop-up events, tea meetings. Participation is not a formality, it is the basis.

3. Design

We connect urbanism, services, identity and economic sustainability. A beautiful concept that cannot be implemented is useless. We plan operational cash flow and local involvement from day one.

4. Impact - facilitation

We improve social, economic and environmental outcomes. By facilitating communities, raising the standard of living and creating culture in the place. You want to live in a place where there is a great public space and an ideal set of services for a long time.

Operational security – from design to life

1. Startup

Complete start-up

Construction supervision, technology equipment, selection and training of the team. We set up cash registers, warehouses, supplier relationships and operational processes. We are not just consultants. We stand by it physically until the service works on its own.

2. Cultivation

First year in operation

We fine-tune the assortment, adjust the pricing policy according to reality. We launch the first campaigns, collect feedback, test loyalty systems. We are gradually handing over the operation to the local team that we have trained.

3. Interconnection

Digital ecosystem

We integrate operation via a central application. A tool for the community and the management of the entire area. Orders, reservations, payments, communications. All in one place. Intuitively. Locally.

4. Sustainability

Handover and autonomy

After 12-24 months, we hand over a fully functional operation with trained people, stable processes and functioning cash flow. We leave at the moment when the place lives its own life and is ready to grow.

What you get

  • Higher project value

A quality environment attracts interested parties, accelerates sales and increases real estate prices. The developers we work with see the difference: projects with functional community design fetch higher prices than comparable projects without it.

  • Functioning neighborhood from day one

We are not a real estate agency that only sells square meters. We are a studio that designs, launches and operates a system of services in public space. A bakery, coworking, workshops, a community center. First, we run it ourselves – we prove that it works. Then we pass it on to the locals. A community doesn't just build – it builds where you create tools and space for it.

  • Long-term sustainability

A regenerative approach reduces costs and strengthens the viability of the territory. A place that takes care of itself because people are interested in it – that's the moment when we succeeded.
